I have been on Sarjapur Road since 2015. First through five years in the automobile sector, driving this stretch daily in its earlier form — the open fields at Dommasandra, the construction chaos at Gunjur, the road widening in waves, the schools arriving before the families. From 2020, I worked with a builder, moving from selling cars to selling homes on the same road. And in July 2024, I founded Beyond 4 — an independent buyer-first residential advisory built entirely around what I had learned on this corridor.

The reason for this piece is simple. Sarjapur is often spoken about as one market. It is not. It is three distinct worlds — with different price bands, different developers, different infrastructure, and different ideal buyers — laid out along a single 15.7-kilometre spine. What follows is a north-to-south field account of each, so you can decide honestly which one is yours.

Manipal Hospital anchors Iblur Junction — a full multispeciality within minutes of every township on this stretch. Cloudnine at Haralur–Kaikondrahalli and Motherhood Hospital at Kaikondrahalli deliver maternity and paediatric care from two of India's most respected networks. For a young family, that kind of medical proximity within a five-kilometre band is rare anywhere in Bengaluru.

Connectivity is delivered, not promised. ORR access within minutes, Whitefield via Varthur Road in 20–30 minutes off-peak, HSR Layout and Koramangala an easy backroad commute. This is Sarjapur's most liquid resale and rental market — which matters as much for the investor as for the resident.

Already drives the ORR. Wants a premium, established address with infrastructure that is fully delivered — not coming. Will pay for certainty.

Five 100-acre-plus communities across Sarjapur — a density of large-format development matched by no other residential micro-market in India.

Nambiar Bellezea was the first to cross the 100-acre threshold on this corridor, and it is now delivered — Sarjapur's ultra-premium villa address, with prices reaching ₹27 Cr. Nambiar District 25 followed with a 2025 launch and continues its phased release every six months. Two 100-acre communities from Nambiar alone. Alongside them, Prestige City — the project that legitimised this micro-market on the national map — is delivered, Mana's "The Right Life" is under construction, and NVT A Wonderful World is the newest 2026 launch.

Beyond the giants, Sattva, Godrej, and Lodha have activated with fresh Grade A launches through recent cycles. Alongside them, a strong Category B layer gives buyers real product choice — Trifecta, Modern Spaaces, Genurise (formerly MJR), JRC Projects, 42 Estates, and Suyug Infra each bringing design-led inventory across the corridor's sub-markets.

Healthcare in the Middle Belt is anchored by Spandana Hospital across the Chambenahalli–Sompura stretch, Motherhood Hospital, and Sparsh Hospital, with Apollo opening opposite Decathlon. Lifestyle-wise, the density has crossed a threshold few Bengaluru corridors reach: Star Bazaar at Kasavanahalli, DMart at Sompura, Natura Walk near Prestige City drawing thousands of HNI weekend footfalls, and the upcoming Prestige Forum Mall under construction. When affluent Bengalureans begin driving to a corridor for their weekends rather than away from it, that corridor has crossed the maturity line.

Beyond the ten-kilometre mark the road opens up. Less dense. More green. What it lacks in delivered retail it has in abundance of land and time.

NPS is opening its Muthanallur campus adjacent to Nambiar District 25 — one of Bengaluru's most respected school brands entering the catchment at the corridor's most active township node. Apollo is within reach. And the land the largest developers will build their next decade of inventory on is being assembled here right now.

This is the zone for the buyer with conviction. The first movers who entered Prestige City when it was still a render have already seen their positions appreciate substantially. The Southern Frontier today is what Dommasandra was in 2019 — and Metro Phase 3A, when it lands, will materially reprice everything within two kilometres of a station.

Can hold for five to seven years and trusts the trajectory. Reads the signals — NPS arriving, District 25 commercial parcel, road widening, Metro Phase 3A alignment — and acts before the inflection. The Southern Frontier today is what Dommasandra was in 2019. The buyers who entered Dommasandra then know how that story ended.

One Corridor.
Three doors in.

The most common error when families evaluate Sarjapur is treating the corridor as one market and choosing on price alone. A first-mover's instincts in the Southern Frontier are wasted at Iblur, where the upside is already priced in. An upgrader wanting delivered, premium living can be disappointed if they land in the Frontier expecting the maturity of the North End. These are not the same markets.

What unites all three is trajectory. The North End is the foundation that proves Sarjapur works. The Middle Belt is the engine driving present growth. The Southern Frontier is the runway for the next decade. And Metro Phase 3A, when it arrives, will accelerate all three simultaneously — materially so within the two-kilometre catchment of any station.

Whether you are paying ₹19,000 per square foot for a premium address in Bellandur, signing into a 100-acre township at Dommasandra, or reserving a plot near Muthanallur five years before NPS opens its gates — you are buying into the same story. Just a different chapter of it.

Five hospitals. Twenty schools. Five 100-acre townships. And a price band that still has meaningful room.
