Your existing holdings, reviewed on an ongoing basis. Estimated current market value, rental yield where applicable, and written hold, watch, or sell recommendations on every asset. Included in the engagement, no charge.

Verified Opportunities

Any acquisition opportunity is independently assessed before it ever reaches you, and arrives with my written reasoning. I will not share something I would not consider myself.

Entry Advisory

End to end acquisition support — property evaluation, negotiation strategy, legal due diligence coordination, and transaction oversight through to registration.

Exit Advisory

Sale strategy, pricing recommendation, buyer qualification, and full transaction management for properties you choose to divest from the portfolio.

Construction Oversight

For properties under construction: progress tracked, builder communication maintained, and milestone adherence reported — including material delays or quality concerns, in writing. Included, no charge.

Market Intelligence

Periodic written updates on the Bengaluru residential market and regulatory changes, with insights specific to your portfolio and your investment profile.

For clients outside Bengaluru, full property management is part of the relationship — access, maintenance, tenants, monthly visits, and written condition reports. Rental and lease mandates are taken up selectively, on written request, under a separate agreement. Financing through 15+ lending partners and empanelled legal counsel support every transaction.

The Terms of Engagement

What you should know before you call.

i.

No fee is raised for a recommendation not to proceed. The engagement is built on success fees, payable only on completed transactions. Advice to wait, or to walk away, costs you nothing — and there is a written record of clients being advised to walk away even when proceeding would have earned a commission.

ii.

Every commission is disclosed before you decide. Where Beyond 4 stands to receive a brokerage or referral fee from a developer or seller, you are told in writing before you make a decision — so you can weigh every recommendation with full information. Most advisors in this industry do not mention this. I put it in the engagement letter.

iii.

Discretion is structural. Client identities, holdings, and transactions are never disclosed, referenced, or marketed. The confidentiality obligation is written into every engagement and survives its end. You will not appear on this website, and neither will anyone else.

iv.

This is property advisory, not a fund. Beyond 4 never holds, manages, or operates client funds. All payments are executed directly by you with the relevant counterparties, and final decisions on every transaction rest entirely with you. Full engagement terms are shared privately, in writing, after the first conversation.
